SLAB FOUNDATION REPAIR
The majority of homes are now built on a slab on a graded foundation. This is a single layer of concrete, several inches thick. The slab is poured thicker at the edges to form integral footing and reinforcing rods strengthen the thickened edge.
To repair this type of foundation, access holes are created around the exterior perimeter of the foundation. We then install your choice of pier into the ground utilizing hydraulic jacks. These are then used to lift and stabilize your foundation. After, we close the access holes and clean up. In some occasions it may be necessary to install piers inside the home. Access holes would be created, piers installed and then access holes are closed again.
PIER AND BEAM FOUNDATION REPAIR
Modern pier and beam foundations are basically elevated wooden foundations positioned about 18-24” off the ground.
Pier and beam homes rest on concrete piers and have wooden girder beams (heavy wooden beams) that sit on top of the piers. These girder beams support wooden joists, which are smaller versions of girder beams, but run the opposite direction under the house.
Over time, the interior piers or bases will settle at different rates, causing uneveness and bounce in the floors above. In order to properly support the wooden joists and floor we will reshim using metal shingles to sufficiently align the beams.
If the span between piers is too great, humps and sags can form in floors. If this happens , we will install new concrete cylinders to support wooden beams. This is the most common repair process. Generally we will also install concrete piers around the perimeter beam of the home to lift and provide support.
Drainage Solutions
We offer French drainage system which are used to prevent ground water from migrating under the foundation. Ground water under a foundation can cause movement beyond seasonal norms. French drains are also used behind retaining walls to relieve hydrostatic pressure. We also offer gutter installation. Gutters are used to move water away from a building's foundation which helps in reducing swelling of soil and preventing erosion.
CONCRETE PRESSED PIERS
Pressed Piers are most commonly used for foundation repair because of their advantages over other methods. Pressed Piers are guaranteed to drive through the collapsed soils and give solid structural support. Pressed Piers are driven to reach load-bearing refusal. This means that the pier is driven through the existing problematic soils around and under the slab until the frictional buildup is so great that the structure is lifted and supported.
This pier option is preferred chosen by most customers due to affordability and results. Piers are placed one on top of another and pressed by a hydraulic jack into the ground at about 8000 psi. Depending on the soil type, each hole requires about 10-12 cylinders to be pushed into the ground until bedrock or stable soil is reached. The price may be somewhat higher depending on how much we need to lift (i.e. more than 2" which is very rare) or if your home is more than 1 story.

CONCRETE PIERS WITH STEEL REBAR
We utilize the same process as our standard concrete pressed pier, the difference is this cylinder allows for a steel rebar to be placed in the center and connect all cylinders as they are being pushed into ground. This guarantees that they stay intact and may be a recommended choice for areas close to bodies of water where the amount of cylinders may average upwards of 16 in order to reach stable soil or bedrock. As with our concrete pressed pier, the pricing maybe a bit higher depending on how much we need to lift or if your home is more than 1 story.

Steel pilings are the best choice when dealing with commercial buildings or even multi level homes. These are guaranteed to go in deeper into the soil resulting in an even better stabilization.
